WE ARE HERE TO HELP YOU BUY YOUR HOME

WHAT OPTIONS OR UPGRADES ARE AVAILABLE FOR CUSTOMIZATION?

     MFH offers a  large selection of standard features that will make your house a home. We offer an assortment of options that are available on each floor plan as well as numerous upgrades. Your New Home Sales Specialist will take the time to explain all options and upgrades available for the home of your choosing.

WHAT WARRANTIES ARE INCLUDED WITH THE HOME

     The home comes with manufacturer warranties, a 10-year structural warranty and a 1-year MFH warranty.

 

WHAT IS THE ESTIMATED TIMELINE FOR COMPLETION

     After you sign a contract, you will choose all options and complete a pre-construction meeting. Your home will be started approximately 30 days from the permit being issued. It will take approximately 120 days to build.

IS THERE AN HOA OR CC&R'S?
     
There is no HOA and no HOA fees. There are CC&R’s for the community that set forth standards and rules for the long term wellbeing of the community.

ARE THERE ANY ADDITIONAL CLOSING COSTS OR HIDDEN FEES

     There are no hidden fees. Your closing costs are based on the loan of your choosing.

HOW MUCH MONEY DO I NEED TO PUT DOWN FOR A DEPOSIT

     At the time of contract, the builder requests you deposit 3% of the purchase price in escrow. Some loans allow for an even smaller down payment which can be approved by the Builder with prequalification paperwork.

DO I NEED TO OBTAIN A CONSTRUCTION LOAN?

     There is no construction loan with the purchase of your home. The only money you will be putting down is the 3% in escrow that is released to the builder once he begins construction of your home.

WHAT FINANCING OPTIONS ARE AVAILABLE THROUGH THE BUILDER

     All financing is available based on your qualifications. Conventional, FHA, VA and several USDA loans are available through the lender of your choosing.

IS THE LAND INCLUDED WITH THE HOME?

     The land is always included in the purchase of your home. This is a traditional purchase.

​

IS THERE A MODEL HOME AVAILABLE FOR TOURS?

     We currently have a model home under construction and hope to have it available by March 2025.

WHAT ARE THE ENERGY EFFICIENCY FEATURES OF THE HOME?

ARE THERE ANY MOVE-IN READY HOMES OR QUICK DELIVERY OPTIONS?

     We offer a variety of move-in ready homes which may be found on our website or by speaking with the New Home Sales Specialist.

WHAT ARE THE LOT SIZES, AND CAN I CHOOSE MY LOT?

     Lot sizes vary from lot to lot. You may view the lot map on our website and see the different lot sizes. Once you choose the lot you would like, you can then choose the home.

WHAT IS THE PROCESS FOR MAKING CHANGES TO THE HOME AFTER THE CONTRACT IS SIGNED?

     We try to keep changes to a minimum as once the home is started, changes are very difficult. However, if it’s not too late to make the change, we are happy to accommodate these requests. It is your responsibility to pay for any upgrades or changes, in addition to the change fee at the time of the change request.

HOW ARE ISSUES HANDLED AFTER MOVING IN (POST-SALE SUPPORT)?

     If you have any issues with your home, we offer a customer service number that will assist you in resolving the problem. If you have a cosmetic issue, please note the issues and the Builder will conduct a 90-day and 1-year walk through with you to address all issues.​

HOW DOES THE BUILDER HANDLE DELAYS OR CONSTRUCTION ISSUES?

     The Builder works as efficiently as possible in getting your home completed in a timely manner. If there is a delay in obtaining the product, the builder will work with you to find the most comparable item for your home.

​

WHAT APPLIANCES ARE INCLUDED WITH THE HOME?

     The home comes with a gas range, microwave, disposal, and dishwasher.
